Chimney repairs and repointing
Damp on a chimney breast or a stain on a bedroom ceiling is often the chimney, not the tiles. Cracked mortar, worn flaunching and tired lead let rain in at the stack. What we repair
- Cracked and crumbling mortar, raked out and repointed. The old joint is cut back, not skimmed over.
- Flaunching, the mortar cap around the pots. When it cracks, water runs into the stack.
- Loose or cracked chimney pots, re-bedded or replaced.
- Lead flashing: apron at the front, step flashing up the sides, soakers under the tiles, and the back gutter behind the stack.
- Split or slipped lead, re-dressed if the lead is sound, or replaced in Code 4 or Code 5 lead if it has failed.
- Pointing of the chase where the lead is tucked into the brickwork.
The cause
Why chimneys leak
Most chimney leaks are moisture at three points: failed flaunching, open mortar joints, and lead that has slipped out of the chase. Water then tracks down the brick and shows up as damp inside. A proper job checks all three while we are up there, not just the stain you can see.
