Slate and tile roofs

Slate and tile roofs fail in different ways. On an older slate roof the slate is often still sound and the nails have rusted, so slates slip one by one. On a concrete tile roof the surface fades long before the tile stops shedding water. What usually fails first on both is the felt, the battens and the mortar on the ridge.

On the roof

What we do

  • Refix or replace slipped and broken slates
  • Replace cracked or spalled concrete and clay tiles
  • Re-bed or dry-fix ridge and hip tiles. Mortar alone is no longer enough to hold them on a new or re-laid roof.
  • Strip and re-lay, reusing sound slates where they are worth keeping
  • New slate, clay or concrete tile roofs, with membrane, battens and mechanical fixings
  • Lead at chimneys, valleys and abutments as part of the job

Diagnosis

What we check first

A few slipped slates can be a local repair. Slates coming off across the roof usually means nail sickness, and a strip and re-lay is the lasting fix. Concrete tiles that have only faded do not need replacing. Tiles that are cracking, or a felt that has perished underneath, do.

Slate is lighter than concrete tile. We do not put a heavy concrete covering on a roof built for slate unless the timbers can take it.

How long coverings typically last

As a rough guide only — not a guarantee — concrete tiles often last about 40–60 years, clay longer, and natural slate often outlasts the nails that hold it. Felt, battens and ridge mortar usually fail before the covering itself.
